If I lived here… oh my goodness, this house on 97 Warrior Road would have my heart in an instant. It’s the perfect Colonial-meets-Farmhouse mash-up tucked into the Indian Hills neighborhood, and honestly? I’d move in tomorrow if they handed me the keys.

Now, this isn’t your strictly traditional Colonial. Yes, it starts off that way, classic foyer with the living room on one side and dining room on the other. The living room is exactly what you’d hope for: a grand fireplace ready for cozy nights, built-in bookcases just begging to be styled, and big picture windows that flood the whole space with light. Oh and it leads into a sunporch through a locked door. But if I lived here, you better believe that locked door would be swapped out for a glass one so the sunshine can pour straight in.

The dining room sits across the foyer, and let me just say it’s a stunner. Huge, bright, and warm, it’s the kind of room that makes you want to host Thanksgiving dinner every year (and I do 😉).

Straight ahead, down the hallway, things start to take a little detour from “traditional Colonial.” To the left you’ll find the kitchen. Bless its heart, it looks like it last saw a makeover somewhere in the 1970s. I’m talking funny little question mark island, modular vibes, the whole bit. I know it could be an amazing modern farmhouse dream kitchen, but since the photos don’t quite let me piece together the layout, I’m leaving that part up to someone braver than me.

This is what I am thinking for it, but once again, I am not really sure how this kitchen is laid out, so not going to really touch it here.

Now, to the right of that hallway is where the house gets really interesting. Tucked behind the staircase is a quirky little L-shaped room that I think used to be a den. It connects the kitchen and living room, I think, so technically it’s a cut-through space, but hear me out: this oddball of a room is actually begging to be transformed into a cozy lounge area.

If I lived here, here’s what I’d do…

The cabinetry though? That would change to deep and dramatic, think Farrow & Ball’s Hague Blue, with those rich green undertones that just make a space feel expensive.

On the wall where there used to be a bar, I’d install chic brass-and-glass French bistro shelving (because why not have a space that feels a little bit like your favorite cocktail spot?).

Furniture-wise, I’d tuck four soft leather barrel chairs around a round coffee table for instant conversation pit vibes. Layer in a gorgeous Turkish rug with earthy peaches, teals, browns, and creams, hang long patterned drapes at the windows, and add oversized art for personality (of course).

For lighting, I’d skip the overheads and bring in a brass floor lamp and maybe even sconces flanking the bar to keep it cozy.

And there you have it, the perfect tucked-away lounge where you could sip cocktails with friends, curl up with a book, or sneak away for some quiet time.

Sure, it has the grand fireplace, dining room made for family gatherings, and all the charm you’d expect but it also has a few fun quirks that make it extra special.
